At the very least you should ensure that you have property buildings insurance and that you have Public and property owners liability cover. All maintenance undertaken

It is inevitable that routine maintenance will be necessary from time to time and it is important that all problems are resolved as soon as possible in order to keep tenants happy and your property from becoming further damaged by a missing roof tile or leaking washing machine. Record of all financial transactions

Monthly, quarterly or annual statements are prepared to include any maintenance and tenant change charges incurred. These can be sent by post or e-mail. back to top

Assistance with preparing accounts

Now that you are a landlord you are required to complete a tax return. We can liaise with your accountant or tax advisor to supply all information required. Unfortunately you still have to pay the bill! back to top

Overseas residents tax liability

As an agent acting for an overseas landlord we are obliged by the Tax Management Act to deduct monies to account for any tax liability. The only exception to this is where the agent has received a Tax Approval Certificate from the Inland Revenue whereupon full rental is passed onto the landlord. back to top

Appointment of cleaner, gardener etc.

Where a property has larger than average grounds or where the tenants are just too busy to maintain the premises we are able to arrange cleaning, gardening and window cleaning.back to top

Rent collection and credit control

As a matter of course all rent should be paid by direct debit. Using this method we can track all accounts and confirm payment has arrived on the date due. Should a payment not be received the account is monitored daily and chased with a polite telephone call and letter, further action will be taken as necessary. It is important a late payment does not become a debt. A good letting agent should screen all prospective tenants and verify their financial standing. back to top

Inventory check in and out

At the beginning of each tenancy it is essential that an inventory be drawn up. This should clearly state the condition of the interior and exterior of the property and confirm all gas, electricity and water meter readings. This document should be signed and dated by both landlord and tenant and serves as a vital tool should any dispute arise at the end of a tenancy when deposits need to be returned. back to top

Deposits held (separate client account)

All tenants are asked to deposit 6 weeks rent as a bond. It shall be held in a secure account until an agreement between both parties has been reached as to its return. back to top

Service and utility control

We can undertake the transfer of all property utilities at the end of a tenancy, request final bills and set up accounts for new tenants. back to top

Landlord safety checks arranged

You are obliged by law to have all gas appliances including fires and stoves tested annually by a CORGI registered engineer. We will arrange this for you or inform you of its renewal date. back to top
