Rent appraisals

Before proceeding with a purchase you will want to know what rental a property will achieve. Using our experience and history we can set a guide for a property in that area. Using these figures you will be able to quantify what income your purchase will generate less deductions. It is at this point that you should have an idea of your financial position to proceed. back to top

Yield projections

The yield is the percentage return on your sum invested. Obviously you will need to know what rental income a prospective purchase will achieve and what deductions to take into consideration in order to do this. Your yield is dependant on your sum invested i.e. your loan to value (LTV), we can discuss this further when a suitable purchase has been found.back to top

Suitability reports

Once a selection of suitable properties has been found we can provide a prospective report. This will contain the following information.

  • Work necessary to bring the property to rental standard
  • Rental market in that area
  • Achievable rent
  • Yield potential
  • Who the property should be marketed towards. back to top

Advice on all aspects of decorating and appliance fitting

Once you have made the purchase it is essential that the house be decorated correctly in a manner that is appealing to your tenants but is easy to maintain. Also the style of appliances is equally important as the cheapest appliance manufacturers do not necessarily offer a good spares service. This is important, as tenants do not always care for things as if they were there own. back to top

New Build & Off Plan Purchase

Buying newly built property should have the advantage of being in good condition and not need any remedial works. This is often the purchasers ideal objective but is sadly not always the case. Before completing on the property it is essential that a report containing any necessary remedial works is prepared and handed to the developer for them to act upon before completion. This is known as a snag list, for further information please contact us. back to top
